| Frequently Asked Questions |
| |
Q: Do you offer a guarantee?
A: Yes, we guarantee that the lead will be good. You paid good money for the lead, therefore you expect that the tenant buyer is reachable, and is in the market for a home. We will refund your account balance with the cost of the lead in case of the following:
- The tenant/buyers contact phone number is incorrect or out of service
- The tenant/buyer is not responding to voice mails and emails.
- The tenant/buyer has already signed a contract on another house.
- The tenant/buyer has changed their mind, and does not want to move anymore.
You have to return the lead within 10 days of buying it from us. You will get a full credit to your account, equal to what you paid for the lead.

Q. How fresh are the leads?
A: Leads get delivered to this site the very instant the tenant/buyer signs up. Sometimes it takes up to 3 seconds though. :-) The way to find out if the lead is old, is look at the "Lead Date" field on the "Browse
Available Leads" screen. That will tell you when we got the lead. It is best to call a lead within the first 3 days. Some leads are looking 3 to 6 months out however. Those leads are priced lower of course, and if
you stay in touch with them, you can convert them later on.
|
Q: Where do you get the leads from?
A: We do internet marketing exclusively at this time, and will expand into other forms of advertising later. Leads get generated on our sister site at www.MyRentToOwnHome.com. The tenant/buyers have information there that explains the lease purchase process, and the importance of credit repair to help them qualify for a loan. They are also encouraged to have a mortgage broker prequalify them.
|
Q: Have the leads been prequalified with a mortgage broker?
A: No. The tenant/buyers are encouraged to have it done so that they understand what they have to work on. Be aware that it does not matter how bad a tenant/buyer's credit is at the time they apply with you. It does not matter, even if they have foreclosures, tax liens and judgments against them, PROVIDED that they participate in a credit repair program to remove past derogatory credit, they pay your rent on time, and that they don't default on any existing debt during the time they lease purchase with you. We are partnering with Lexington Law to help you help your tenant/buyers get their credit repaired, we strongly recommend that all your tenant/buyers go through a credit repair program. You can click on the banner on the right to sign your tenant/buyer up for this service.
|
Q: How do I get started?
A: Create an account first. Fund your account via credit card or Paypal. Browse available leads in your area and find a good match that meets your criteria and the house you have. Buy the lead, and you will get their contact information. From this point on you need to follow up with them, arrange for them to view your house, sell them on it, then go to contract.
|
| |
Q. When do I get the lease purchase leads?
A: As soon as you bought the lead. You can buy one at a time, or as many as you like. Immediately after buying the lead you can view it. It will be saved to your "My Leads", and a copy will be emailed to you. |
| |
Q: How are the leads delivered?
A: Leads are delivered as soon as you buy them. You can view them immediately online, and you will get an email with the lead as well. |
| |
Q: What forms of payment are accepted?
A: We accept American Express, Visa, Mastercard and Discover Card. |
| |
Q: How do I add funds to my account?
A: Log in to your account if you have one, or click here to create one. Then click on "Add Funds" on the upper menu bar. |
| |
Q: What is the lead return policy?
A: The leads have been carefully screened at entry time. However, it does sometimes happen that the tenant buyer mistyped their phone number, they changed their phone number after entering their information, they found another house, or they simply do not want to move anymore. You may request a return up to 10 days after you bought the lead if any of the listed conditions exist. Click on "Lead Returns" on the left menu bar to request returning the lead. We will call the tenant buyer to verify the reason for your return request, then refund your account what you paid for the lead in full. |
| |
Q: How much does it cost to fund my account?
A: Your account needs to be funded with a minimum of $75, there is no maximum. If you have used up your initial funds, you can always add more funds at your convenience. There is no monthly recurring charge, you are completely in control. |
| |
Q: Will my funds expire if I do not use all of it?
A: No, your funds will remain valid forever. If you sold your property within the first or second lead and you have a balance remaining, it will remain available to you. Use your balance when you sell your next property. |
| |
Q. Can I get a refund for my unused balance?
A: Unfortunately not. Keep it for the next property you sell, or gift it to a friend. |
| |
Q. Is it possible to get blacklisted?
A: Absolutely. We frequently survey our tenant buyers. If we have a string of complaints about your treatment of them, or unscrupulous/unethical behavior, you will be permanently banned from this site. |
