Real estate investors selling lease purchase homes

We have been real estate investors and mortgages for over three years and are based in Atlanta, GA. We have done many subject to:'s, sandwich leases, hard money rehab purchases, and financed many other real estate investors properties. One of the lessons we learned early on is that if you don't sell your inventory really quickly you bleed to death from a cashflow perspective. You have mortgage payments to make, and on top of that you have to spend money to market your property.

After painfully losing money because we could not move our inventory fast enough, we finally figured it out. Here is THE most important rule in real estate: have a stream of buyers ready before you buy a property. Not everybody that you thought was going to be a buyer is going to want your property. Even if they want it, life happens, and you don't get to close on it. Hence, have a constant stream of QUALIFIED buyers view your house in the shortest amount of time possible, and it will move quickly and save you many, many thousands of dollars.

Since newspaper advertising in Atlanta, GA was incredibly expensive and ineffective, we decided to build some websites to find our buyers before we go buy houses. As we did transactions we found there are a lot of folks looking for a rent to own house, but they were having a hard time finding one. The demand is far higher than the supply. On further study it turned out that there are many rent to own houses available, but you can't just go to one place to find them. The same is true for real estate investors selling on a lease purchase method. There are many rent to own buyers out there, but it can be hard to find them and there is no one place to go to get them. So you put out yard signs, list your property on 10 different websites, have open houses, advertise in the paper, and wait. And wait.

When we as real estate investors started to advertise for people looking for rent to own houses to fill our own vacancies, the flood of inquiries left a lot of people still without a home since we could not provide a rent to own house to everybody. In order to try and help these folks we introduced them to others that have rent to own houses available, and it worked really well.

We then decided that it is time that all the hard effort of finding an excellent rent to own house with the right terms should be a whole lot easier. When we started we contacted several hundred real estate investors with rent to own houses in the GA area, and told them we have lists of folks that are ready to move in. The feedback we got from people were great.

We also found that there is a demand for rent to own houses in all price ranges. From $60,000 homes to $3 million homes. One of the folks that contacted us moved into a 3 year old $2.6 million rent to own house within three weeks that we bought with a partner. They put down a $120,000 option deposit and were paying $9,500 rent a month. Lease Purchase Lead Quality

Lead information is validated at the time of entry, resulting in good technical data quality (10 digit phone numbers, complete email addresses, required fields etc...). Additionally, tenant buyers are requested not to input their information if they are not serious about moving, or have not ensured that their down payments are secured. This does not mean that you will sell your house after calling on just one lead. It is a numbers game. Not everybody is going to like your house. BUT, you are only going to talk to people that are looking in your area, that have the down payment you would like to get, and has the ability to pay the rent you are asking for. All you have to do now is keep on calling. You may sell your house on the 1st call, or it might take 10 leads before you have it sold. If you got it sold before your first mortgage payment came due though, you just saved yourself thousands of dollars by spending a $100 or $200 here.

Take control of your destiny, don't list and wait - it is too expensive. Take positive action, working with qualified leads, and your vacancies will move. Fast.
